ARCHITECTURAL AND TECHNICAL SPECIFICATIONS
Landscaping:
Garden areas will be professionally landscaped with grassed lawns, palm tress and shrubs. Garden maintenance
and management inclusive within the monthly levy.
Pool:
Each residence will be supplied with a small plunge pool. The shell shall be constructed of reinforced concrete
with natural slate finish. Chlorination system will be installed.
Water:
Potable water is supplied direct to units from the local authority connection. Hot water supplied by electric cylinders supplemented by solar power where applicable. All units will be connected to a sewage network.
Substructure and Frame:
A steel reinforced concrete foundation to engineers specification. Damp proof membranes and anti-termite treatment. Reinforced concrete columns and beams with intermediate concrete block walls.
Walls:
200mm blockwork with selected walls with natural field stone as per elevational treatment shown. Walls rendered and painted with one undercoat and two finishing coats emulsion paint.
External passage and staircase:
300mm by 300mm non slip ceramic floor tile. Timber top rail with stainless steel structure to 1.10mm at balus trade and railing
Roof and Ceiling:
Concrete roof slab with double layer waterproof membrane on 25mm screed. Timber roof structure in selected areas to engineers details with timber shingles and waterproof membrane. Dropped skimmed ceil ings and bulkheads to Architects details.
Windows and Doors and Metalwork:
Powder coated aluminium frame with full pane clear safety glazing in living areas. Powder coated aluminium frame with full pane diffused glazing in bathrooms. Powder coated aluminium frame external doors with 6mm safety clear glazing to be in accordance with approved regulations. All metalwork to be brushed stainless steel and aluminium fittings. Internal doors will be solid core flush doors with natural veneer finish.
Bathrooms, Showers and WCs:
All bedrooms have en suite bathrooms with baths and or showers fitted with
ceramic tile finish to bathroom interiors, with high quality wash hand basins, toilet seats, stainless steel/ chrome mixer taps and spouts. Tiling to specific areas. Glass doors where appropriate in shower areas. Vanities to have granite fitted tops.
Kitchens:
Granite work surfaces and ample cupboard space. Kitchen cabinets will be selected timber panel doors with sold casings. Each kitchen has fully fitted (LG range) double door fridge/deep fridge, microwave, hob and electric oven with extractor fan and oven hood, dishwasher, washing machine and tumble dryer. PC allowance on appliances of Rs100 000
Flooring:
Ceramic tiling through all interior areas complemented with Belau wooden decks and non slip textured tiles on external areas. Sound deadening membrane will be provided to all areas.
Air conditioning and ventilation:
All bedrooms will be fully air conditioned by means of split remote controlled units. The condenser units will be architecturally discretely positioned. Plantation ceiling fans with adjustable speeds will be installed in bedrooms, living areas and verandas.
Electrics:
Electricity will be supplied by 220v ac. All outlets will be linked to an earth leakage safety system. Dimmer switches fitted to all interior light switches. A standby generator will provide power in the case of an interruption in the regular supply.
Lighting:
Lighting will comprise flush mounted ceilings lights, floor lights and wall mounted side lights. Selected lights will be dimmable to suite the ambience of the setting. External mood lighting will be included in the common areas of the development to enhance the ambience and highlight selected landscape features.
Communication:
Landline and ADSL points will be installed.
